君臨天下（The Cullinan）係紅磡 ICC 之上嘅 trophy residence，high-zone unit（70-80 樓以上）有 270° unobstructed 維港 view，由港島中心 sweep 到西貢 / Kowloon Hills。呢類「sky luxury」單位嘅 design priority 同地面豪宅完全唔同 — 一切圍繞 view、light、cloud movement，而唔係 furniture placement。Muse+ 喺君臨天下、ICC The Ritz、HarbourSide 等 super-high unit 累積經驗，總結出以下 7 大設計核心：
1 景觀為先（View-First Design）
Sky luxury 嘅 design start point 唔係 floor plan，係 view orientation：
- Day 1 work：花 2 小時喺 site 影 360° view，記錄每個 hour 嘅 sun angle、cloud movement、harbour activity
- Best view zone：identify 邊個 wall 嘅 view 最好 → reserve 為 primary entertainment area
- Secondary view zone：early morning sunrise face 邊度？放 master bedroom / breakfast nook
- Worst view：可能係 backside 對住 internal courtyard → 放 utility / 廚 / 浴
⚠️ 常見錯誤：採用 developer original floor plan 直接做 — 80% 嘅 case 都會浪費 best view。Muse+ 嘅 70% Cullinan project 都涉及 layout reverse（即係 swap 客廳同主臥位置）。
2 全景客廳（Panoramic Living Room）
客廳設計嘅 cardinal rule：唔可以阻擋 view sightline：
- Sofa orientation：face 100% window，唔係 face 電視；電視 mount 喺 90° side wall
- Sofa height：seat 唔超過 sill height（typical Cullinan 800mm）
- Coffee table：透明 acrylic / glass / mirror finish — 唔阻擋 view
- No pendant lighting in view path：客廳中間唔好掛 pendant，會 frame 個 view，cheap 化嘅
- Linear light cove：天花用 linear LED cove，唔用 statement chandelier
- Curtain：必須 ceiling-mount，唔用 wall-mount track（會 reveal frame）
- Floor：light tone wide plank（淺色木 / pale stone）reflect natural light upward
3 無玻璃反光臥室（Anti-Reflection Bedroom）
Cullinan unit 夜間 city light 強，臥室 design 必須 anti-glare：
- 避免：床對 window（city light direct 入眼）、polished marble headboard、glass-fronted wardrobe
- 採用：床側 perpendicular 對 window；fabric / velvet headboard 吸 light；wood / matte cabinet front
- Lighting：床側 wall sconce 加 dimmer，唔好用 ceiling downlight
- Curtain：3-layer system — sheer / dim-out / blackout，scene control
- Floor：carpet 或 wide-plank 木地板，唔用 polished stone / tile
4 Smart Blind 整合（Smart Window Treatment）
Cullinan 高層 day-night transition 戲劇化，必須 automate window treatment：
- Lutron Sivoia QS：silent motorized roller blind，4-section per window
- Dual-layer setup：(a) sheer voile (晨早朦朧) + (b) full blackout (午睡 / 私隱)
- Scene programming：
Morning Light（7am）：sheer 50%、blackout 0%
Day View（10am-5pm）：sheer 0%、blackout 0%
Sunset Watch（6-7pm）：sheer 30%、blackout 0%
Movie Night（9pm+）：sheer 100%、blackout 100% - Sensor integration：Lutron radio thermostat detect strong sun → auto-deploy sheer
5 Sky-tier Kitchen
廚房 design 必須 capitalize 個 view：
- Open island：4-5m island face 窗，唔好 face wall
- Appliance below sill：所有 appliance（焗爐 / 微波 / 抽油煙機）必須 below window sill height — 唔阻擋 view
- Cooktop 通風：用 induction（少蒸氣 + 油煙）； downdraft ventilation 隱藏式
- Sink position：放喺 island 中間 face window，洗碗都有靚 view
- Cabinetry colour：light tone（white / pale grey / pale wood），唔用 dark colour（dark cabinetry pull eye away from view）
- Backsplash：cream-coloured book-matched marble 或 same colour as countertop — 唔用 contrasting
6 Master Suite Spa
君臨天下 master suite 應該係 sky spa retreat：
- Free-standing bathtub face window：sole purpose — soak with harbour view
- Glass partition wet area：full-glass shower，唔用 frame，唔阻擋 view from bath area
- Double vanity：parallel his/her vanity，唔對望（couple wash without bumping）
- Towel warmer + heated floor：必須有 — 高層 winter chill
- Mood lighting：mirror back-light + cove light + dimmable wall sconce — 3 layer
- Material：travertine / honed marble（唔反光）、避免 polished surface 反 city light
- Sound system：bathroom 嵌入 in-ceiling speaker 同 spa playlist
7 Sky Garden / Outdoor Lounge
Cullinan 高層部分 unit 有 large terrace。如果有，必須做 sky garden：
- Outdoor flooring：teak / ipe 木板 deck（耐風雨）配 anti-slip stone border
- Outdoor furniture：weatherproof aluminum frame + Sunbrella fabric cushion
- Plant selection：wind-tolerant plant — bougainvillea、palm、tall grass；避免 fragile leaf plant
- Lighting：low-level path light + uplights to plant；避免 high-mount light（會 destroy 你嘅 view of city below）
- Heating：infrared overhead heater for winter use
- Drainage：reinforced drainage to handle typhoon downpour
- Safety：glass balustrade 1.1m high minimum，唔好 visual clutter
